We build to exceed building codes! We use 3,000 pounds-per-square-foot (psi) along with the fibrous reinforcement instead of the minimum 2,500 psi with no fiber. Our wall studs and roof rafters are set on 16`` centers instead of the weaker 24`` on-centers. Our ceiling Joists are 2`` x 6`` boards instead of 2`` x 4`` boards. We also use higher grade #2 Pine and Spruce instead of lower quality #3 wood, and we use nails instead of scab plates. Our houses also do NOT have trusses (many houses use roof trusses made of 2`` x 4``s set 24`` apart that present structural dangers during a fire).
Gainey Construction houses come with a real warranty and real after-sale service. We offer Sumter a full after-sale staff who are dedicated to servicing your needs after your new home is purchased. We live and work in Sumter so if you have a problem the solution is right around the corner. We provide no-delay, local, high quality sub-contractors to remedy your problem - most times the same sub-contractors who originally built your home! Our local sub-contractors and suppliers are highly skilled, quality firms proven reliable over time.
We focus on single story homes. Single story homes are typically more convenient in every-day use, especially with small children and the elderly. They are safer in the event of an emergency such as a fire, allowing you and your loved ones a faster and safer exit. Single story homes also have a better resale value in the Sumter area.
We have true customized cabinets in all of our homes. Our cabinets are measured and custom built specifically for your house. We don't use pre-fab cabinets, particle wood, or pressboards (all of which are subject to moisture damage, don't finish as well as real wood, and deteriorate over time). Gainey Construction all wood cabinets are built to last as long as the life of your house!
We use the SC Realtors approved purchase contract for all of our homes. Some other builders use their own customized contracts only to protect themselves. Make sure that you protect yourself by comparing the two and you'll quickly see the protections provided to YOU by the SC Realtors approved contracts.
